Residential Irrigation Work

Installing, extending or repairing a residential irrigation system requires a permit approved by the Building Inspections Division.

Step 1. Gather Your Submittal Items

Permit applications are filed through the city's online permit portal. Have the following ready:

  1. Location: the property address. It must already exist in the permitting system; if you cannot find it, contact Building Inspections before you apply.
  2. Type of work: a short summary of the project, including square footage and project value where they apply.
  3. Contacts: everyone involved, such as the applicant, contractor, property owner and designer. Applicants need their own portal account, and contractors must hold a current General Contractor registration with the city.
  4. More information: a fuller description of the job, for example a new system, an addition to an existing system or a repair.
  5. Attachments: an irrigation plan prepared by a licensed irrigator. The plan is a site plan showing every structure on the lot and the proposed irrigation layout. A sample irrigation plan (PDF) is available for reference.

Step 2. Apply Online

Submit the application through the online permit portal. New users set up an account with a working email address, which usually takes about five minutes.

What Happens Next

Most irrigation permits are reviewed within 5 to 10 business days. Reviews may run longer when staff need corrections or more information from the applicant.

Inspections

These rules apply to residential irrigation inspections:

  • Inspections are performed under the 2021 International Residential Code.
  • Irrigation standards are found in the landscaping and irrigation rules of the Unified Development Code and in Chapter 344 of the Texas Administrative Code.
  • Do not carry work past any inspection point until that stage has been approved (2021 IRC, Section 109.4).
  • The permit holder or an authorized agent must request each inspection through the online portal when the work is ready, and must give the inspector safe access to the work.
  • Beyond the inspections described in IRC Sections R109.1.1 to R109.1.4, Building Inspections may perform or require any other inspection needed to confirm compliance with the adopted codes and other local laws.
  • An Irrigation Verification form (PDF) and other reports may be requested during inspection. The Inspection Attachment Guide (PDF) explains how to submit them.
  • An Inspection Guide (PDF) and a sample irrigation checklist (PDF) list the inspections usually required for this type of permit.
