Remodeling an existing home, or making major changes that alter its footprint, calls for a permit approved by the Building Inspections Division.
Step 1: Gather What You Need
To be issued a residential remodel permit, provide:
- The project address and its legal description
- Contact details for the owner, contractor and architect, as applicable
- How the space will be used, its square footage and the area of work
- The class of work, a description of it, the project valuation and the property's market value
- A plot plan showing off-street parking, the existing building and an address key
- A floor plan labeling every room, its proposed use, the square footage of each area and the exits (see the residential remodel floor plan guidelines)
- A wall section or specifications for interior partitions
- Electrical, plumbing and mechanical plans
Step 2: Submit Your Application Online
Submit your application through the city's online permit portal. If this is your first time using the portal, you will need a working email address to register, and setting up the account takes only about five minutes.
After You Apply
Most applications are reviewed within 5 to 10 business days. If reviewers ask you for corrections or more information, approval may take longer.
