Any new commercial structure, no matter how small, must have a permit approved by the Building Inspections Division before construction begins.
Non-residential projects are reviewed under the 2021 editions of the International Building, Plumbing, Fuel Gas, Mechanical, Energy Conservation and Residential Codes, along with the 2023 National Electrical Code. The division also publishes a complete checklist for non-residential construction and addition permits.
Step 1. Review Requirements
Have the following ready before a new commercial building permit can be issued:
- The project address and legal description
- Contact information for the owner, contractor and/or architect
- Intended use of the building, total square footage and the area of work
- Class of work, a description of the electrical, plumbing and mechanical scope, the job valuation and the property's market value
- Architectural, structural, electrical, plumbing and mechanical drawings
- Foundation plans
- A floor plan labeling every room with its use, square footage and exits
- Wall sections and building elevations
- A roof framing plan
- An engineer's seal and signature on the structural, electrical, plumbing and mechanical plans for any building over 5,000 square feet; for metal buildings of any size, the structural plans must always be sealed
- A fault current calculation
- A scaled site plan that shows:
- Property lines
- Existing easements
- Where the new building will sit and how it will be used
- Building dimensions
- Planned drainage
- Parking spaces, the drive approach and dimensions of the maneuvering area
- The proposed parking lot layout
- An engineer's signed and sealed letter
- A completed special inspection designation form
- Note: Unlisted equipment is subject to additional installation requirements; ask the division for the current guidance.
