Every commercial remodeling project needs a permit approved by the Building Inspections Division before work begins.
Non-residential construction in Fredville must meet the 2021 editions of the International Building, Plumbing, Fuel Gas, Mechanical, Energy Conservation and Residential Codes, along with the 2023 National Electrical Code. The division's non-residential construction guidance has more detail.
Step 1: Gather What You Need
Before a commercial remodel permit can be issued, you will need to provide:
- The project address and its legal description
- Contact information for the owner, contractor and architect, as applicable
- The intended use, total square footage and the area affected by the work
- The class of work, a description, the project valuation and the property's market value
- A plot plan showing off-street parking, the existing building and an address key
- A floor plan that labels every room with its proposed use, square footage and exits
- A wall section or specifications for interior partitions
- Electrical, plumbing and mechanical plans
- Note: unlisted equipment has its own installation requirements; ask the division for the handout.
Step 2: Submit Your Application Online
Building permit applications are submitted through the city's online permitting portal. New users need a working email address to create an account, which takes about five minutes.
After You Apply
Most permits are reviewed within 5 to 10 business days of a complete online submission. If the reviewer asks for corrections or more information, approval can take longer.
