What Counts as a Foundation Repair
Foundation repair covers leveling, adding or replacing piers or footings, and any change to any part of the floor system. Each of these needs a permit. The rules apply only to the portions of the foundation being repaired; existing piers, beams and floor systems that are left alone do not have to be brought up to these standards.
All non-residential work must meet the 2021 editions of the International Building, Plumbing, Fuel Gas, Mechanical, Energy Conservation and Residential Codes, along with the 2023 National Electrical Code. The complete set of requirements for new non-residential construction and additions is available.
Step 1. Gather What You Need
Before a foundation repair permit can be issued, you will need to provide:
- An engineer's sealed letter and plans that show where the affected areas are, and whether any water, sewer or gas lines that are affected will need to be tested.
- A separate permit for any repairs to water, sewer or gas lines that are part of the job.
- The project address and its legal description
- Contact details for the owner, contractor and architect, as applicable
- The planned use, square footage and area affected
- The class of work, a description, the job valuation and the market value of the property
Step 2. Submit Online
Building permit applications are accepted through the City of Fredville's online permit portal. To register for the first time you will need a working email address, and creating the account takes about five minutes.
After You Apply
Once an online application is complete, review usually takes 5 to 10 business days. Approval can take longer if staff need corrections or more information from you.
