Commercial rehabilitation work of any kind needs a permit approved by the Building Inspections Division before it begins.
Non-residential construction in Fredville must meet the city's adopted codes: the 2021 editions of the IBC, IPC, IFGC, IMC, IEC and IRC, plus the 2023 NEC. See the non-residential construction information for more detail.
Step 1. Gather what you need
Have the following ready before a Commercial Rehabilitation Permit can be issued:
- The project address and its legal description
- Contact details for the owner, the contractor and the architect, as applicable
- The planned use, the total square footage and the area affected by the work
- The class of work, a description, the job valuation and the property's market value
- A scope of work
- A floor plan that labels every room with its proposed use and square footage and shows the exits
- Note: unlisted equipment has its own installation requirements; review the requirements document (PDF, 111 KB) before you apply.
Step 2. Apply online
Building permit applications are filed through Fredville's online permitting portal. New users need a working email address to register, and setting up an account takes roughly five minutes.
What happens next?
Once your online application is complete, expect processing to take about 5 to 10 business days. If staff need corrections or more information from you, approval may take longer.
