Zoning Verification

What is Zoning Verification?

The Planning Division issues two kinds of zoning verification letters:

• Zoning letter: confirms how a property is currently zoned and states whether a particular use is permitted in that zoning district.
• Variance letter: confirms whether any variances or special exceptions for the property have been granted by the Zoning Board of Adjustments and Appeals.

Step 1. Apply

Zoning verification requests must be submitted through the city's online permit portal. New users need a valid email address to open an account, which takes about five minutes.

Step 2. What Happens Next?

Staff will email you a signed PDF copy of the verification letter. If you ask for it on your application, Planning staff will also mail you the signed original.

The division aims to finish each letter within ten business days.

Application Submittal Requirements

• A map, survey or plat showing the property boundaries*
• The property's address
• Lot, block and subdivision, if the property is platted
• Application fee: after staff confirm that your submittal is complete, they will send you an invoice

*Upload these documents with your online application in the permit portal.

Fees

• Zoning verification letter: $45.00
• Variance verification letter: $45.00
• Combined zoning and variance verification letter: $85.00

The portal's fee estimator can also show these amounts. Once your request is in, Planning staff will check that it is complete and send an invoice for the fee.
