Development Applications

Development applications, often called cases, must be approved by one or more of the city's decision-making bodies: the Planning and Zoning Commission, the City Council or the Zoning Board of Adjustments and Appeals. Before a case moves forward, city staff review it for consistency with the Comprehensive Plan, the Unified Development Code, the city's design guidelines and all other applicable laws and regulations.

Variances

When special conditions mean that applying an ordinance or regulation exactly as written would cause undue hardship, the City Council or the Zoning Board of Adjustments and Appeals may grant a variance, provided it is not contrary to the public interest.

Specific Use Permits

Some land uses need a Specific Use Permit under the Unified Development Code. Because of where they are located or how they operate, these uses could affect neighboring properties, so they receive extra review.
