About Site Plans
A site plan is a detailed drawing that shows how a property will be developed and improved. City staff review each site plan to confirm the project meets the Unified Development Code (UDC).
Site plan review helps the City:
- Encourage better site design
- Fit new projects into the surrounding area
- Keep nearby property values from being harmed
- Improve how cars and pedestrians move within a site
- Promote creative, high-quality site planning
- Safeguard and advance the community's general welfare
Fredville requires a site plan for certain land uses, as well as for projects within Planned Development or Corridor Overlay districts. The "Site Plan Approval" section of the UDC (PDF) lists every situation that calls for one.

Site plans approved by the City Council can be found on the City's interactive maps.
Step 1. Schedule a Pre-Application Meeting
At a pre-application meeting, City staff share information that helps you prepare your development application for the Planning Division, and they point out major issues your project may run into after it is submitted.
The Planning Division will not take an application until the applicant has completed this meeting.
Staff hold these 30-minute meetings online by video call every Thursday, starting at 8:30 a.m. You can request a time slot online through Schedule a Pre-Development Conference.
Step 2. Review the Development Calendar
Applications move through review on the Development Calendar (PDF). For each review cycle, it shows the submission deadline and the meeting dates for the Development Review Committee, the Planning and Zoning Commission and the City Council.
Step 3. Submit Your Application
Site plans and site plan amendments must be filed through the online permit portal. New users need a working email address to register, and setting up an account takes about five minutes.
Need help? Planning Division staff can be reached at (555) 010-8724, and you are welcome to visit in person for help with your online submission.
What Happens Next?
The Development Review Committee examines your submission and returns comments. The Planning and Zoning Commission and then the City Council consider the site plan.
The City of Fredville Development Guide (PDF) has more details.
