Specific Use Permits

About Specific Use Permits

Certain land uses need a Specific Use Permit under the Unified Development Code. Because of where they are located, or how they function and operate, these uses may affect nearby properties in harmful ways.

The permit process offers a way to allow such uses by adding restrictions or conditions that remove those likely impacts.

See the "Specific Uses" article of the Unified Development Code (PDF) for details.

Step 1. Schedule a Pre-Application Meeting

This informal session with city staff comes first. It helps you put together a development application for the Planning Division and flags any major issues the project could run into after it is submitted.

The Planning Division accepts an application only after the applicant has held a pre-application meeting.

Staff hold these 30-minute meetings by online video call every Thursday, starting at 8:30 a.m.

Step 2. Check the Development Schedule

Reviews follow the Development Calendar (PDF), which shows the submission deadline for each development cycle along with the meeting dates for the Development Review Committee, the Planning and Zoning Commission and the City Council.

Step 3. Apply

Specific Use Permit requests come in two forms: a stand-alone permit that allows the proposed use inside a building that already exists, or a combined Specific Use Permit and Site Plan when new construction is planned.

Both types are submitted through the online permit portal. New users need a valid email address to create an account, which takes about five minutes.

Have questions? Planning Division staff can help you through the online application by phone at (555) 010-8724 or in person.

What Happens Next?

First, the Development Review Committee looks over the submission and issues comments before the request goes to the Planning and Zoning Commission and then the City Council.

For more detail, see the City of Fredville Development Guide (PDF) or the development applications page.
